Smoothie Launch — Buildout & Permitting
The project
You're opening a ~500 sq ft takeout smoothie counter at 2382 Stadium Blvd — high-protein, organic-fruit smoothies built as a real meal, in a tight, fast, well-located space.
The work ahead is mostly permitting and buildout. You need two health-department plan reviews approved — the new Stadium Blvd space and your current gym location — and a clean buildout that passes inspection the first time. Because the project sits under the threshold where a general contractor makes sense, the trades will be run directly. This proposal covers getting you permitted, built to code, and open, with Coffeehaus as the technical lead on the parts that decide whether it passes.

Lean operating model
A working financial model for the location — startup costs, pricing, margins, and break-even — sized to give you budget discipline before the build starts, not an investor-grade proforma you don't need. Key assumptions built in so you can flex the numbers as bids come back.
Site walkthrough + measurement
An on-site assessment and measured baseline of the existing space, documented for the trades and the health department — the existing-conditions reference everything downstream builds from.
Health dept. plan review — Stadium Blvd Core
The full plan-review packet for the new location: floor plan, equipment list with spec sheets, food-handling SOPs, finished menu, and the complete review — cold-holding, storage, sanitation, packaging, and vendors. Submitted to Washtenaw County and tracked through approval. Health department first, then approval to build — in the right sequence.
Health dept. plan review — gym location Core
Bringing your current gym operation into full compliance and getting it properly licensed. We start with a pre-submission assessment from a video walkthrough so you know exactly where it stands, then scope the corrections it needs to pass — three-compartment sink, sanitation, cold-holding — and submit a complete plan review to the county, tracked through approval. The goal is a licensed, inspection-ready satellite location on clean legal footing, with the submission sequenced so there are no surprises about what the county will expect at each step.
Construction & MEP direction Core
With no general contractor, Coffeehaus interfaces directly with your electrician and plumber on exactly what a food-service smoothie build requires and how it has to be built — electrical loads for your blenders and compressors, plumbing for the three-compartment and hand sinks, indirect waste and floor drains, and the finishes the health department will require — and holds the work to that standard through inspection. This is direct technical authority over the trades, not scheduling or logistics oversight.
How it runs
Permitting drives the sequence: the health department clears the design before the trades build to it, and the gym is handled proactively rather than waiting to be found. Four moves, in order.
What we need from you
The timeline holds as long as these land when they're needed. The one that gates plan review is the equipment paperwork.
- Equipment spec sheets — cut sheets for your blenders, cold storage, and any millwork-mounted units. Plan review can't be finalized without them; if your vendor is slow here, that's the constraint on the submission date, not us.
- Gym walkthrough video — a clear pass through the current setup so the pre-submission assessment reflects real conditions.
- Millwork timeline — the cabinet maker's schedule and final equipment selections, so the build sequence can be set against it.
- Business + license details — legal business name, entity, and contact info for the plan-review applications.
Investment
Fixed-fee deliverables are quoted firm. Construction & MEP direction is a not-to-exceed block billed monthly against actual hours — you only pay for time used, and it won't exceed the figure above without written approval. Expedite fees, county permit and plan-review fees, and any third-party costs are billed at cost.
Next steps
To begin: countersign below and submit a 50% deposit on the fixed-fee deliverables. We open with the operating model and the gym assessment, then move both plan reviews into submission. The balance on the fixed-fee is due at plan-review submission; the Construction & MEP block is billed monthly as the buildout runs.
